Management Services
Property evaluation
Consultation of the property, providing advice on the rental market and ideal rental price, amenities to include, additional guidance for landlords, etc.
Advertise
Listing the property with high-end photos on realMLS, LRSteamjax.com, traditionsjax.com, as well as top syndicated rental websites.
Showings
Licensed Realtors will accompany clients to view the property and provide feedback.
Screenings
Ensure applicants qualify for the property with a thorough application process consisting of a soft credit pull, two years of both rental history and employment history, background check which includes criminal history, sexual predator and eviction check, along with income requirements of 3x the rental price.
Contract to lease
Provide tenant applicants with lease and addendum written by an attorney, to be fully executed by agent and tenants.
Tenant move in
Ensure a smooth move-in for tenants, providing them with keys to the property upon collecting move-in rent and utility service activation confirmation.
Financial management
Collect and record all funds, including security deposit, pet fee, and monthly rent. Both owners and tenants will have access to their online portfolio software, Buildium, which provides tracking of repairs, monthly and year-end financial statements.
Property maintenance
Coordinate repairs between tenants and venders to ensure all repairs are made and invoices are paid in a timely manner.
Extensions and addendum
Future addendums/notices to the lease/tenant (including lease renewals, security deposit claims, 3 days’ notice for eviction, etc.) are handled in a case-by-case scenario, as needed.
Vacancy and turnover
As tenants vacate, we handle their move out, walk through, deposit claim and/or return, and manage all repairs needed to get the property back on the market and re-rented as quickly as possible.
